Re: Homeowners’ Responsibility List | Updates & Clarifications
Dear VMW Association Homeowners,
We have discussed published updates to the VMW homeowners responsibility list at most quarterly meetings and through periodic communications. This enclosed list is an extension of our Community Declarations, By-laws and rules. The responsibility list cannot possibly forsee all homeowner future situations, therefore the Board must always review. As a Homeowner, when in doubt, please contact our Property manager to get a good understanding of rules.
This 6/5/2026 edition is one of many updates over the years to help clarify existing rules and to address technology changes.
The Villas of Maple Woods is incorporated in to the Village of Downers Grove. We request homeowners get a working knowledge of Downers Grove ordinances and permitting system when contemplating a home interior or exterior remodel and or adding new equipment features. Going forward, our Association will follow all Village requirements regarding contractor licenses and building permits.

Featured below are June 2026 updated line items in this homeowner responsibility include:
Updated Architectural Control Request requirements for construction of interior and exterior of unit. (on VMW webpage)
Updated Landscape Request (on VMW webpage)
Village permit requirement for electrical vehicle charging system.
Village permit requirement for external new mechanical heat pump and HVAC replacements.
Internal remodeling that requires extensive demolition, electrical changes, plumbing changes, HVAC, cooking ventilation, natural gas line relocation, etc. need an VMW ACC request to the Board. With many of these home remodeling steps, the Village of Downers Grove requires a permit and a licensed contractor to conduct the work.
Structural work on decks requires a permit from VDG to be approved by Board.
The Board may adopt such reasonable rules …..for the maintenance, conservation and beautification of the Property, and for the health, comfort, safety and general welfare of the Owners…..VMW By-law 5.04(a).
